Planning ranges only, not quotes. TODO(verify): replace with ranges from 3 real local quotes before launch.
Garage floor coating prices vary with the size of the garage, the condition of the slab and the system chosen. These ranges are a starting point for budgeting; always get at least two written quotes.
| Garage | Approx. size | Typical range |
|---|---|---|
| 1-car | 200-250 sq ft | $1,000-$2,500 |
| 2-car | 400-500 sq ft | $1,500-$4,500 |
| 3-car | 650-750 sq ft | $2,500-$6,500 |

What changes the price
- Slab condition. Cracks, spalling, old coatings and oil stains add repair and prep time.
- Surface preparation. Diamond grinding costs more than a quick etch but is what makes the coating last.
- System choice. A solid-color epoxy costs less than a full-flake system; a polyaspartic topcoat or full polyaspartic system costs more.
- Finish. Metallic and highly decorative finishes take more skill and materials.
- Moisture issues. A vapor barrier primer adds cost but can prevent failure.
- Extras. Stem walls, steps, cove base or a stripe design add to the total.
What a fair quote includes
- Diamond grinding of the whole floor
- Crack and joint repair, and a moisture test
- Primer, base coat, flakes (if chosen) and topcoat, with the product names
- The cure schedule and when you can park
- A written warranty and proof of license and insurance
Why the cheapest quote can cost more
A very low quote often skips grinding, uses a thin single coat or has no real warranty. If the floor peels in a year or two, the cost of removing it and starting again can exceed the saving. Compare prep method, number of coats, topcoat type and warranty terms, not only the total.
Ways to keep the price down
- Clear the garage before the crew arrives so they spend time on the floor, not moving things.
- Choose a good epoxy and flake system with a quality clear topcoat rather than a premium full system, if the garage is shaded.
- Skip add-ons you do not need.
- Ask for quotes on both epoxy with a polyaspartic topcoat and a full polyaspartic system. See how they compare.
