Where it starts

Most garages begin as bare concrete

Dusty, stained, cracked and hard to clean. A coating seals the slab so it resists oil and tire marks and wipes clean. Read how installers deal with cracks and oil stains and prepare the slab.

What a finished floor looks like

Seamless, sealed and easy to clean

A properly prepared epoxy system leaves a continuous, glossy surface with no joints for dirt to hide in. The same grinding-and-coating process is used on homes, shops and warehouses. Ask about commercial work when you call.

Why it lasts

Prep decides everything

Most failed floors fail underneath. Here is what separates a floor that peels from one that lasts.

Diamond grinding

  • Opens the concrete evenly
  • Removes sealers and contamination
  • Gives the coating a strong bond
  • Pairs with proper crack and joint repair

Acid etching shortcuts

  • Uneven surface profile
  • Can leave residue behind
  • Higher risk of peeling and lifting
  • Often skips moisture testing

FAQ

Straight answers

How long does a garage floor coating take?

Epoxy systems typically take about two days including prep. Polyaspartic can often be completed in one. Your installer confirms the schedule after seeing the slab.

When can I drive on it?

Light foot traffic is usually fine within about a day. Vehicles typically wait a few days for epoxy and less for polyaspartic. Follow your installer's cure instructions.

Epoxy or polyaspartic for an Arizona garage?

Polyaspartic resists UV yellowing and cures fast, so it is common as a topcoat in sun-exposed Valley garages. Many installers pair an epoxy base with a polyaspartic topcoat. Ask for quotes on both.

Will it survive hot tires?

A properly prepared, quality system should. Ask the installer specifically about hot-tire pickup and request the warranty terms in writing.
